Why Barcelona’s plumbing needs particular attention

Barcelona has two water problems that do not exist to the same degree in other Spanish cities. The first is hardness: Barcelona’s water is among the hardest in Spain, with typical values of between 250 and 350 mg/l of calcium carbonate. Over time, this translates into scale deposits that reduce flow in ageing pipes and shorten the lifespan of domestic appliances. The second is the age of the housing stock: over 60% of residential buildings in the Eixample, the Gòtic and Gràcia are more than 50 years old, with plumbing installations that have never been replaced.

In installations built before 1980, lead pipework is very commonly found — and it is prohibited under Royal Decree 140/2003 on drinking water quality. If your building dates from before that year and has never had a plumbing renovation, there is a high probability that lead sections remain in the network, particularly in the individual supply pipes between the meter and the first isolation valve.

How much does it cost to replace pipes in a Barcelona flat?

The price depends on the size of the flat, the type of existing pipework and accessibility. As a guide, a full pipe replacement in an 80 m² flat under renovation ranges from €800 to €2,500, including materials and labour. How do I know if I have lead pipes?

If your property was built before 1980 and has never had a plumbing renovation, lead sections are likely present, particularly in the supply pipe from the meter to the first stop valve. Lead has a dark grey colour and scratches easily with a fingernail. If you are unsure, we can check during the preliminary visit at no charge.

Which is better for new pipework — copper or REHAU?

It depends on the job. Copper is the traditional option, durable and universally compatible. REHAU cross-linked polyethylene is more flexible, installs faster in renovations with open walls, does not corrode, and is particularly recommended where the water is very hard. At JAG Alcaide we use both materials depending on the type of installation and the specific situation.

What is a water meter bank and when does it need replacing?

A water meter bank is a centralised unit housing the individual meters for each property in a building, typically located on the ground floor or in the basement. Regulations require replacement when meters are more than 10 years old or when the residents’ association undertakes a general network upgrade. JAG Alcaide manages both the installation and all paperwork with the supply company.

Do you repair leaks between neighbouring flats?

Yes. Inter-floor leaks are one of the most frequent jobs we carry out in Barcelona. We locate the source of the leak (which is not always at the point where the damp appears), assess whether the repair is a spot fix or requires replacing a pipe section, and provide a written report of the work carried out so the owner can make an insurance claim if applicable.
